1) PLANS:

2) CUSTOMISED OWNER'S MANUAL:

• Individually prepared step by step instructions, customised to customers plan.

3) STEEL FRAME

• Numbered, preassembled framing sections and roof trusses made from Hi-tensile steel.

4) ROOFING:

• Your choice of colour in corrugated pattern.
• Colorbond fascia, gutters and downpipes, to floor level.
• Antiglare aluminium thermofoil sarking.
• All hardware including brackets, silicone, rivets, etc.

5) CLADDING:

• For brick veneer designs, an allowance of $1000/1000 is included to be used for your choice of bricks from a local supplier.
• Newport cladding.
• Structural lintels above window and door openings, brick ties and extra wide timber reveals for brick veneer designs.

6) WINDOWS:

• Aluminium windows in a variety of colours.
• Flyscreens to all windows and sliding doors.
• For houses with cladding 90mm architraves around windows and doors.
• Western Red Cedar windows optional.

7) EXTERNAL TRIM AND DOORS:

• Feature panel front entry door.
• Heavy duty laundry door.

8) VERANDAHS:

• Verandahs are fully lined with Aquachek and included as illustrated.

9) TOOLS:

• Spanners, drill bits, philips head bits, rivet gun, scoring knife, nut setters, leather gloves.

10) INSULATION:

• R4 insulation batts above all ceilings.
• R2 insulation batts to all external walls.
• Sarking in all external walls.

11) INTERNAL LINING:

• Plasterboard to ceilings and walls.
• Villaboard to wet area walls.
• Glue, screws, self-adhesive Easy Tape for joints, metal angles, cement, topping coat.
• 90mm cornices to ceilings.
• 50mm cornices to built-in wardrobes and linen cupboards.

12) INTERNAL DOORS:

• Pre-hung door system with hinges already fitted to doors.
• Large selection of readicote doors, suitable for painting.
• Door jambs suitable for painting.
• Door furniture.

13) WARDROBES AND BUILT-INS:

• Fully lined linen cupboards with four shelves in each design.
• Walk-in pantry where indicated on plans.
• Built-in wardrobes where indicated on plans.
• Full length shelving and hanging rods supplied to all robes.
• “Silent Track” sliding doors with recessed grip handles supplied to all robes.

14) SKIRTINGS AND ARCHITRAVES:

• 90mm Colonial floor skirtings to all rooms and built-ins (suitable for painting).
• 70mm architraves around all windows and doors. Finish as above.
• Upgrade to 140mm floor skirting available.

15) UNDERCOAT:

• Sufficient amount for 1 coat of undercoat to all internal walls and ceilings.

16) KITCHEN:

• Premium quality Kitchen ‘soft close’ drawers and doors.
• Overhead cupboards as indicated on plans.
• Optional polyurethane doors and panels.

17) PRIME COST (P.C.) ITEMS:

• Fisher & Paykel oven and cooktop or stove, where indicated on plans.
• Fisher & Paykel rangehood.
• 45 ltr stainless steel laundry tub.
• Wall Hung or Floor Mounted vanity units for bathrooms and ensuites.
• Dual flush back to wall toilets.
• 26ltr/min instantaneous gas water heater
• Towel rails, toilet roll holders and soap holders.
• 1675mm (5’6”) bath tub where indicated on plans.

N.B. Shower screens cannot be included as they have to be accurately measured and fitted after tiling.

18) CERAMIC TILES:

• An allowance of $40/m² is included for your choice of tiles from a local supplier. Items included are:
  • Floor tiles for wet areas and laundry;
  • Wall tiles provided to 1.2m wall height (1.8m to shower) and 1 row of skirting tiles provided for laundry and WC.
  • Tiles above kitchen bench tops to 400mm high
  • Tile adhesive and grout

19) MEMBRANE:

• Quality waterproof membrane kit to wet areas.

20) ELECTRICAL KIT:

• Double power points to all rooms.
• LED downlights and switches throughout.
• Smoke detectors.

21) PLUMBING KIT (Tap ware):

• Basin sets and spouts. (Selection of mixers and taps)
